3. The seller and their attorney review the commitment contract and agree on the terms.

4. The buyer and the seller (or their representatives) sign the commitment contract and the buyer typically pays a deposit, which is usually 10%.

5. According to Portuguese laws, if the buyer withdraws from the agreement, they lose the paid deposit. If the seller withdraws, they are obliged to pay double the deposit to the buyer.

6. After fulfilling the commitment contract terms, the buyer and seller meet again to complete the final stage of the property sale, Escritura Publica de Compra e Venda. The buyer makes the remaining payment, the seller hands over the keys, and the property is registered in the new owner's name. The transaction is complete.
