The most attractive aspect of the program is that your family can also benefit from this advantage alongside your investment. However, as of October 2023, the Golden Visa program is coming to an end. Portugal is an attractive option due to its breathtaking natural landscapes, rich cultural history, and favorable opportunities for property acquisition. With diverse cities suitable for different lifestyles and preferences in Western Europe, Portugal has become one of the most valuable European countries, catering to those who seek metropolitan living in Lisbon and those looking for a stress-free life away from the city in the Algarve region, which is relatively economical.
- Advantages of Portuguese Residency

- Where to Obtain Portuguese Residency
To obtain Portuguese residency, you have various application types, as mentioned earlier, and it is essential to decide on the type of application first. Applications can be made by submitting the necessary documents to the local immigration office SEF or the Portuguese consulates and embassies, or many Portuguese residency applications can be completed online. You can fill out an online application form on the official website of the Portuguese Consulate or Embassy and then initiate the appointment process.

Portugal offers multiple options for those seeking residency. Residency can be classified into Portugal student residency, work residency, family reunification, and investor work permits. These individuals must demonstrate the financial means and assets to support themselves in Portugal and have a place of residence.
- Duration of Residency in Portugal
The processing time for residency applications may vary, but most applicants typically receive their residency permits within 8 to 10 months. Residency in Portugal can be divided into long-term and permanent residency. Long-term residency permits can last from 1 to 2 years and are extendable. Permanent residency permits are granted for 10 years.
- Documents Required to Obtain Residency in Portugal
To secure residency in Portugal, the foremost requirement is the application form, which can be obtained from the Portuguese Immigration and Border Control Service (SEF) or consulates and embassies. After completing this form, you must prepare the necessary documents to support the reason for your residency application and demonstrate sufficient financial resources to sustain your life in Portugal. - Property Purchase Process in Portugal
Once an agreement on the property price is reached, the following steps will guide you on what to do next:
1. Select an attorney after agreeing on the property's sale price. Attorneys typically charge up to 1% of the sale price.
2. The buyer's attorney reviews property documents and prepares a commitment contract. This contract defines the property, its owners, and buyers, specifies purchase conditions and terms.
3. The seller and their attorney review the commitment contract and agree on the terms.
4. The buyer and the seller (or their representatives) sign the commitment contract and the buyer typically pays a deposit, which is usually 10%.
5. According to Portuguese laws, if the buyer withdraws from the agreement, they lose the paid deposit. If the seller withdraws, they are obliged to pay double the deposit to the buyer.
6. After fulfilling the commitment contract terms, the buyer and seller meet again to complete the final stage of the property sale, Escritura Publica de Compra e Venda. The buyer makes the remaining payment, the seller hands over the keys, and the property is registered in the new owner's name. The transaction is complete.
